Most expensive houses in England and Wales - with one that cost £72.3million

The most expensive house sold in England and Wales last year changed hands for a staggering £72.3million.

That’s according to the latest data from the Land Registry. The newly built 42 Old Church Street in the London borough of Kensington and Chelsea was sold for £73.2million in March last year. That’s 209 times the price of an average home last year of £350,396.

The property is in one of the most desirable neighbourhoods in the country, conveniently located just off the Kings Road in Chelsea and across the street from the glamorous Chelsea Pig pub. It’s comfortably the most that any house sold for last year.

Radlett House in Camden was the next most expensive home sold in 2023. The mansion cost its new owners £42.9million according to the Land Registry data. To Mayfair next for the country’s most expensive flat sold last year.

Apartment 802 in 1 Ashburton Place was sold for £38.6million in June. That’s followed by 38 Clarendon Road in Kensington and Chelsea, which was sold for £35.0million. Wentworth Court in Runnymede, Surrey, is next on the list of the country’s most expensive sales last year.

At £34.0million it’s also the priciest property outside of London. An apartment on Grosvenor Square, London, is next on the list at £33.9million. That’s followed by a semi-detached property.

There were a total of 15,689 houses sold for £1.0million or more in England and Wales in 2023. That’s down from 29,737 such homes in 2022. Half of those sold this year were in Greater London.

Surrey, meanwhile, was home to another 9% of them, Hertfordshire 4% of them, Hampshire 3%, and Buckinghamshire another 3%. A total of 137 homes were sold for over £1.0 million in Greater Manchester, which is the most of any county outside of the South.
